Ticino offers lump-sum taxation with a cantonal minimum base of CHF 434,700 (ESTV fact sheet, Feb 2026). Since 2021 lump-sum taxpayers here also pay cantonal and communal wealth tax, with wealth set at five times the base. It is Switzerland's Italian-speaking canton, south of the Alps.

Ticino at a glance

Ticino lies on the southern side of the Alps, bordering Italy. The landscape runs from high alpine valleys in the north to the lakes in the south: Lake Maggiore around Locarno and Ascona, and Lake Lugano around Lugano and the Ceresio villages. Lump-sum taxation in Ticino

The federal conditions apply: no Swiss nationality, first-time Swiss tax residence or a return after ten years away, and no work in Switzerland for either spouse.

For cantonal and communal tax the base is at least CHF 434,700, the figure in the federal tax administration's February 2026 fact sheet; whether Ticino has indexed it for 2026 is not confirmed, so check it with the canton. Since 2021 Ticino also taxes the wealth of lump-sum taxpayers, on five times the base. The seven-times-rent test and the control calculation on Swiss-source and treaty-relieved income apply as everywhere. Federal tax is calculated separately on at least CHF 435,000 for 2026.

Residence permits

EU/EFTA nationals who do not work can settle with sufficient means and health insurance. Non-EU nationals who will not work can apply as retirees (55 or over, with special ties to Switzerland and sufficient means) or on grounds of important fiscal interest. Both routes are discretionary and need SEM approval. We have not found an official published threshold for Ticino; figures quoted online are not confirmed by the canton, so the amount should be agreed in a ruling first.

Inheritance and gift tax

Spouses, registered partners and direct descendants are exempt from inheritance and gift tax in Ticino. Real estate is taxed where it lies, movable assets in the canton of last domicile.

Property

Ticino levies no real property transfer tax: buyers pay land-register and notary fees. EU/EFTA nationals living in Switzerland and C-permit holders buy freely; a non-EU B-permit holder can buy a main home where they actually live. Holiday homes for non-residents fall under the national quota and size limits, and communes above 20% second homes cannot approve new ones. People usually look at Lugano and the hillside communes around it for city services, or at the Locarno and Ascona side of Lake Maggiore for a quieter lakeside life.
